How You Are Billed for Electricity by Your Local Utility:
Electric companies bill commercial customers for bath consumption (kilowatt hours) and demand (rate of
consumption). Consumption (kwh) is the amount of power you use each month. Your electric meter measures the cumulative total in kilowatt hours. The more electricity you use, the more you are charged. Demand (kw demand) is the rate at which you consume electric power. Demand charges are based on the highest amount of electricity you consume during the demand period set by your electric utility. The most common demand period is fifteen minutes. The utility companies charge a demand rate on the theory that they must have sufficient power lines, transformers, substations,
generating power, etc. to supply your maximum demand twenty-four hours a day. Therefore, if your rate of use of electricity (demand) is greater than another customer having the same consumption of power, you will be charged a greater share of the utility's overhead to meet your
demand.
The demand meter is a ratchet type of device which records only the highest demand during the monthly billing period. If the demand for any period is higher than the previous period, the demand indicator on your meter moves up. If the demand is lower for the following period, the demand meter stays at the previous high setting. A demand meter never moves downward. At the end of the month the demand meter will show the highest demand draw of any given demand period during the month. The demand meter in a typical food service installation records the amount of electricity used every fifteen minute period for the whole month.This means that every twenty-four hours your
demand meter searches 96 times for a higher rate of consumption.
In a typical 31 day billing period it is recording your demand nearly 3,000 times. If during just one 15 minute period your demand is abnormally high, you pay all month for that one 15 minute period. In fact, in some areas utility companies
have a yearly ratchet clause where your monthly demand charge is no less than 80°/o of your highest monthly demand charge of the year. This means that you would possibly end up paying all year for a single 15 minute high demand period.
How a Greitzer Energy Management System (GEMS) Works to Save You Money:
The Greitzer Energy Management Systems (GEMS Model B-8) will reduce your consumption (kwh) charges by
allowing equipment to come on only when management determines it is needed and turning equipment off automatically when the equipment is no longer needed. In other words, the Greitzer GEMS Model 8-8 does exactly what you would do if you had the time - turn on equipment just when it was needed and turn off the equipment as soon as it was no longer needed. This is called time-of-day scheduling. The Greitzer Energy Management System, through the use of either mechanical or programmable electronic timers, energizes and de-energizes up to eight separate circuits. Please note one circuit may be used to control several pieces of equipment.
This time-of-day scheduling capability reduces both kwh and kw demand by turning off equipment and reducing the total demand load during what is normally high consumptionperiods. A simple example of this would be turning off the hot water heater during the lunch preparation period. When hot water is needed after lunch for clean up, the hot water heater is energized. However, by this time not all the grills and fryers which were being used during the preparation of lunch are needed and we have successfully reduced both demand and consumption.
Greitzer Energy Management Systems will reduce your demand bill by controlled duty cycling. Without a Greitzer Energy Management System all your electric equipment cycles at random. Compressors, heating elements and motors all go on and off as thermostats, thermistors or personnel activate the equipment. This means if you have three two-zone HVAC roof top units, it is possible at a given
instance that all six compressors or heaters be on or all six be off. If a typical HVAC unit is on two-thirds of the time to maintain restaurant temperature at the desired level, you can program the Greitzer Energy Management System to allow no more than four of the six sections to be energized at a given time. With no noticeable difference in heating or cooling, you will have reduced your demand 33%. The same can be done for grills, fryers, ovens, dishwashers, hot water heaters, etc.
How a Greitzer Energy Management System is Installed:
Greitzer, Inc. is able to link the equipment you wish to control to the GEMS Model 8-8 Energy Management System by super-imposing high frequency signals over the existing power lines. The only power required is one 120volt single phase source which can be either hard wired to our control system or taken by a cord and plug from any 15 ampere 120volt receptacle. From this one electrical connection the GEMS Model B-8 sends signals throught the line to the main building power panel and then through the whole building. The GEMS Model B-8 receivers take their Dower from the eaui~mento be controlled by the system in such a manner that, while they receive all commands sent by the control panel, they respond only to the signals meant for the equipment they are to control.
Through the use of GEMS Model 8-8 Energy Management System Greitzer can install energy management into
exist~ngo perations without having to close the facility to rip up floors, walls and ceilings to run the necessary hard wire needed for a conventional energy management system. The elimination of this hard wiring and store down time make the purchase price and total operational cost of installing a Greitzer Energy Management System very reasonable. The GEMS Modei 8-8 is typically installed in one night by our installation crews allowing you to continue your operation with no lost production time.
Using a Greitzer Energy Management System Makes Good Business Sense:
It is a generally accepted business principal that if you are a giant corporation, a capital expenditure should pay for itself in approximately five years to warrant the expenditure.
If you are a medium-size or small organization, this type of capital expenditure should pay for itself in 2-3 years, to warrant the expenditure.
But when an expenditure pays for itself within one year, as most Greitzer Energy Management Systems do, you are actually losing money by not having a Greitzer Energy Management System.
